Elastomeric Resin Based Waterproofing Isolator
DryFiX Isolator is a ready-to-use, elastomeric resin-based liquid plastic coating (liquid membrane) easily applied to any surface. Upon drying, it forms a seamless, highly elastic, and 100% waterproof flexible armor, permanently protecting buildings against capillary cracks and water ingress.

DryFiX Isolator Elastomeric Resin-Based Liquid Plastic Coating (Liquid Membrane)

High-Elasticity, Seamless Water Shield for Dynamic Structures – UV Resistant & Solar Reflective

DryFiX Isolator is a next-generation, water-based, and elastomeric resin-based liquid membrane coating designed to adapt perfectly to the structural expansion and contraction of buildings. Once cured, it transforms into a seamless, joint-free, and 100% waterproof flexible plastic armor. This solvent-free, odorless, and eco-friendly technology bridges capillary cracks on the surface, blocking water ingress at a cellular level.

One of its primary engineering advantages is the "Dual-Use Application" option. For open areas such as terraces, roofs, and chimney flashings, the "UV Resistant" version reflects solar radiation, preventing surface overheating and contributing to passive thermal insulation (Cool Roof effect). For wet areas like bathrooms and kitchens that will be covered under ceramics, tiles, or marble, the "Non-UV" version provides an infallible waterproofing layer.

Professional Application Instructions and Site Procedures

1. Substrate Condition and Surface Preparation

For the elastomeric resin to bond to the surface at a molecular level, the substrate preparation must be flawless.

  • Surfaces such as concrete, plaster, aerated concrete (Ytong), galvanized sheet, or brick must be completely cleared of all oil, dirt, dust, and old insulation material residues using mechanical methods.
  • Any capillary or structural cracks must be repaired with a suitable repair mortar; these repaired lines should be further reinforced using Isolator and a reinforcement mesh during the main application.

2. Self-Generating Adhesion: Primer Application

  • Thanks to its high-resin technology, DryFiX Isolator has the unique ability to act as its own primer.
  • The product is thinned with clean water at a 1:1 ratio (1 part product / 1 part water) and applied as a single primer coat using a brush or roller, ensuring the surface is fully saturated.
  • After the primer application, it must be left to dry for at least 4 hours to allow the polymeric bonds to fully establish.

3. Main Waterproofing Layers and Mesh Reinforcement

  • Once the primer has dried, open the unthinned (pure) DryFiX Isolator and apply it directly to the surface.
  • The application must be carried out in two coats. The waiting time between coats is an average of 4 hours. The second coat should be applied (preferably in a cross-hatch direction) only after ensuring the first coat is completely dry.
  • Site Manager's Note (Critical): On terraces subjected to pedestrian traffic, in blind spots prone to water ponding, and in large-scale applications, a waterproofing mesh (reinforcement) must absolutely be embedded between the first and second coats to maximize the system's tensile and tear strength.

4. Critical Weather Conditions and Storage

  • The temperature of the site environment and the application surface must be between +5°C and +30°C. Application must strictly be avoided in weather carrying a risk of frost or under extreme, scorching sunlight.
  • Product buckets (18 kg PE) must be stored in dry, cool storage areas, away from direct sunlight, in their original unopened packaging.
